About Knob Hill Manalapan Condos For Sale

Knob Hill is located on Route 33 in the western section of Manalapan, NJ.  It’s built around, but is not part of Knob Hill Country Club. Three distinctive styles of homes are in this community.

The Condos and Townhouses in Knob Hill

In 2000, construction began in Knob Hill. And now there are 416 single level condos. Each of these homes has two bedrooms with two baths and a fireplace. In fact, there is almost 1,600 square feet of living space in these homes. These homes are in three story buildings with 12 homes per building. Elevators are not provided, therefore people on the top floor will get their daily exercise.

Additionally a total of 262 two-level townhomes were built in Knob Hill Manalapan. These townhouses come with three or four bedrooms, 2.5 baths and a garage with space for one or two cars. Up to 2,338 square feet of living space is in these homes, and some offer a view of the golf course. These townhomes are in three different sections, and one of the sections allows you to fence in your backyard.

In addition, low and moderate income homes are in Knob Hill. At times they are available through Realtors, however, not always.

The Homes in Knob Hill

In Knob Hill there are also 182 single family detached homes. Single family homes can have either three or four bedrooms with a two car garage and, some homes have a basement. The area of these homes can be almost 2,800 square feet of living space. You’ll also find that some of these homes offer a golf course view.

Each of the above has it’s own homeowners association and the monthly fee varies. A monthly maintenance fee is assessed on all of the homes. Included in the fee is lawn care and snow removal. Residents also have use of the common areas, including the outdoor pool, clubhouse and tennis courts. Exterior maintenance of the condos and townhouses is included in their fees.

The Amenities

Obviously, the big lure of Knob Hill is the Knob Hill Golf Club. Since this is a private Country Club, living in a home in Knob Hill does not include membership in the club. However, residents are able to dine in the restaurant.

However, the community does have an outdoor pool and a recreation facility. And don’t forget – you can always go to the Jersey Shore!

Financing

The homes – both single family and condos – are approved for FHA Financing. This allows buyers to purchase a home with as little as 3.5% down payment.

Education

School age children will attend Clark Mills & Wemrock Brook Elementary Schools and Manalapan Englishtown Middle School. When students reach high school they will go to the  Freehold Regional High School District. The six  high schools each offer a separate, specialized curriculum. Students who desire to attend one of the 11 magnet programs can apply through a competitive application process. However, not every student who applies will be accepted into the program. Some of the programs offered are Navy Junior ROTC and Business Administration.

Students consistently score well above the average, in both state and national ranking, in their SAT scores. Therefore, it isn’t a surprise that in excess of 87% of graduating students go on to higher education.

The Monmouth County Vocational School District also offers career training in numerous fields of study. Five full time high schools offer education in fields such as Bio Technology,  Marine Science & Technology and more. In addition, shared time programs are also available in the fields of construction trades and

Transportation

Commuter bus service to New York is available at one of the Park and Ride lots located on Route 9. Some residents prefer to drive to Princeton to ride the train instead. All major roadways are nearby.
